What does the HVAC problem look like for a property manager?
A property manager carries HVAC responsibility split by the lease: a rooftop unit may be the tenant's to maintain and the landlord's to replace, or the reverse, yet the manager fields every complaint and capital request.
Shopping centers, retail strips and multi-tenant commercial buildings put that responsibility in an awkward place. Tenants keep their own hours and have their own expectations. A restaurant, a clinic and a clothing store in one center all need different things from the same roof. Access has to be coordinated, work has to be scheduled around trading, and every visit needs a clear record of what was done and for whom.
How does HVAC documentation support a property budget?
Documentation supports a budget by showing every unit's age, condition and service history in one format, so replacement becomes a planned line item instead of an emergency request.
We tag every asset and report it consistently across the portfolio, with inspections built on ANSI/ASHRAE/ACCA Standard 180. By our own estimate, about 80% of the service calls we see could have been avoided with proper maintenance. For a property manager, that is the case for a maintenance program written into the operating budget instead of paying for repeat breakdowns. Repair or replace a rooftop unit: the decision factors covers how individual units are judged.
Can REE work inside a property manager's work-order platform?
Yes. REE Mechanical Inc. works inside customer IVR and work-order platforms as standard, and our field and office staff follow procedures so the platform shows what actually happened at each site.
Our three commitments, Minimize Disruption, Eliminate Red Tape and Built to Adapt, describe how we approach a portfolio with many tenants and many stakeholders. Shared-roof access is covered in preparing a store for a PM visit.
Where does REE cover commercial properties, and how is replacement handled?
REE Mechanical Inc. covers six Southern California counties and Arizona, and plans and runs rooftop unit replacements, including crane lifts, around tenant hours.
We are a commercial, multi-site contractor only. Our crews self-perform across Ventura, Los Angeles, Orange, San Bernardino, Riverside and San Diego counties, with an in-house team in Arizona. Technicians are based across Southern California and Arizona and on call 24/7. For priority accounts, we are on site within 4 hours once site documentation and roof access are in place (actual arrival varies with location and conditions).
