Commercial HVAC questions from multi-site facilities teams
24 questions we get from facilities directors, construction managers, and procurement, answered the way we would answer them on the phone.
Working with REE Mechanical
Do you serve residential customers?
We focus exclusively on commercial HVAC for multi-site corporate retail and facilities. If you manage commercial locations, we would welcome the conversation. We do not take residential work.
What areas do you cover?
21 counties across 2 states: Ventura, Los Angeles, Orange, San Bernardino, Riverside, and San Diego counties plus all 15 Arizona counties. Technicians are based across Southern California and Arizona. Coverage can extend beyond that footprint for specific projects. See all service areas.
Do you work on equipment you did not install?
Yes, all makes and models. Our technicians train weekly in house specifically so unfamiliar or aging equipment does not turn into a second trip.
Will you work inside our IVR or work-order platform?
Yes. IVR check-in and work-order compliance are standard practice here, so the reporting trail your department is measured on stays intact.
How large a unit can you replace?
Packaged rooftop units up to 100 tons, plus split systems, make-up air, and exhaust — everything except chillers. See HVAC installation and replacement.
Who owns the company?
REE Mechanical Inc. was founded in 1987 by Robert Edward Evancik and is now owned and run by his son. Read our story.
HVAC Repair & Emergency Service
Go to HVAC Repair & Emergency Service →How soon can a technician reach one of our sites?
Priority and VIP accounts get first dispatch, and a technician is on site within 4 hours once site documentation and roof access are in place (actual arrival varies with location and conditions). We are on call 24/7, with technicians based across Southern California and Arizona. Call (800) 742-0910 to place the work order.
Will you check in and out through our IVR system?
Yes. Working inside customer IVR and work-order systems is a standard part of our business, and our field and office staff follow set procedures so every visit is checked in, checked out, and reported correctly.
What if the part we need is on back order?
For Southern California sites, we can arrange temporary cooling through our relationship with Herc Rentals, either managing installation and removal ourselves or connecting you with the Herc team nearest your facility. See temporary cooling rental and setup.
Do you repair equipment you did not install?
Yes. Our own technicians work on all makes and models of commercial rooftop units, split systems, heat pumps, and back-of-house equipment, whoever installed them. We do not service chillers.
HVAC Maintenance & Inspections
Go to HVAC Maintenance & Inspections →What standard do your maintenance programs follow?
Every program is built to ANSI/ASHRAE/ACCA Standard 180, the National Standard Practice for the Inspection & Maintenance of Commercial HVAC Systems. It defines inspection tasks, intervals, and the records that show the work was done.
How much of a repair budget can maintenance prevent?
In our experience, about 80% of the service calls we receive could have been avoided with proper maintenance. HVAC&R also accounts for roughly 60 percent of site electrical energy use, so a maintained fleet protects the utility budget as well as the repair budget.
Can different sites in one portfolio have different programs?
Different sites should have different programs. Equipment, run hours, and climate vary from one site to the next, and Southern California alone packs coastal, inland, and desert conditions into one region. We write each task list for the equipment installed at that site.
Which equipment do your programs cover?
Rooftop packaged units up to 100 tons, split systems up to 60 tons, heat pumps, water source heat pumps, VAV boxes, economizers, make-up air, exhaust, unit heaters, air curtains, and controls, from any manufacturer. We do not service chillers.
Who do we call to set up or change a program?
Cindy Buzzelli, our PM Operations Lead, keeps every scheduled visit on the calendar and is the contact for setting up or adjusting a program. Call (800) 742-0910 and ask for Cindy.
HVAC Installation & Replacement
Go to HVAC Installation & Replacement →How long does commercial HVAC equipment last?
Commercial HVAC equipment is commonly planned on a service life in the mid-teens of years. Actual life depends on climate, run hours, and maintenance, which is why we evaluate assets and advise which units are likely to need replacement sooner rather than later.
What size equipment does REE Mechanical install and replace?
REE Mechanical Inc. installs and replaces rooftop units up to 100 tons and split systems up to 60 tons, along with water-source heat pumps, hydronic fan coils, ductless mini splits, make-up air and exhaust equipment, evaporative coolers, and building management systems. We do not work on chillers.
Who handles permits for an installation?
Kelly Purcell, our Installation Director, runs permitting. Most California permits are issued city by city rather than by county, so a multi-site project often involves several building departments with their own requirements.
What if replacement equipment is delayed?
For Southern California sites, REE Mechanical Inc. can arrange temporary cooling through our Herc Rentals relationship so the site keeps trading until the new equipment is set and started.
Can installation work be scheduled outside trading hours?
For most retail sites it should be. Crane picks, roof work, and indoor ceiling work are planned around the store calendar, and large projects can be phased so the building keeps operating.
HVAC Controls & BMS
Go to HVAC Controls & BMS →Do you install controls or only service them?
Both. We install controls with new equipment and projects, and we service and integrate controls already in the field, including systems we did not install.
Who leads controls work at REE Mechanical?
Eric Choi, our Field Service Manager, is our controls lead for installs and service.
What is the difference between a BMS project and controls repair?
A building management system installation and replacement project works on the head end, the portfolio view, and the controls on new equipment. HVAC controls repair and service works on the thermostats, sensors, and controllers already in the field at each unit. Many portfolios need both.
Why are controls often the cheapest way to cut HVAC energy use?
Healthy equipment can still waste energy on stale schedules, drifting sensors, and forgotten overrides. Correcting those usually costs less than replacing equipment.
